      How the answer is worked out

      The questionnaire uses the same rules of thumb an adviser uses in the first five minutes:

      • Under 55 rules out a lifetime mortgage and home reversion, so it is a remortgage, a further advance, a secured loan, bridging or selling.
      • Can afford monthly payments points to the cheaper, affordability-tested options first, whatever your age.
      • Cannot, or would rather not points to a lifetime mortgage (55+), which needs no payments at all.
      • Needs it in days is bridging territory, and only if there is a clear way to repay.
      • A large mortgage already eats into what a lifetime mortgage can release, because it has to be cleared first.
      • Inheritance matters a great deal nudges towards options where the debt does not grow, or a plan with inheritance protection.

      It is a starting point, not advice. An adviser will look at your actual figures, your health, your property and every lender, and may well land somewhere different for a good reason.
